Located 5 miles from Forfar, just outside the village of Aberlemno, Balbinny is a luxury self-catering holiday accommodation development.

MFA's design approach was driven by the client’s desire to provide 5 star holiday accommodation which maximises the available vistas from the site whilst having regard to the site’s landscape setting and character.  The development consists of:

• 3 holiday let units grouped to form a single building site to maximise views and with the ability to accommodate future expansion.
• 2 independent eco pods sited in a secluded wooded area.
• An amenity building to provide associated leisure facilities including a gym and a pool.
   

Although the building designs are relatively contemporary in nature, the palette of materials used are traditionally based, although they utilise current advances to minimise maintenance and future deterioration.

• Natural stone for small selected elevational elements.
• Timber cladding for small selected elevational elements. 
• Pale self coloured acrylic render to majority of external walls.
• Standing seam profiled metal roof cladding.
• A natural sedum roof was used for the eco pods to lend itself to the wooded and natural feel of this part of the site.
   

This palette of materials was applied over the entire site to ensure a cohesive aesthetic between the different elements of the development.  The development uses the latest air source technology to heat the glass fronted swimming pool and eco-lodges.

The development has received many accolades including winning commercial pool of the year at the 2016 SPATA Awards and being rated in The Times 50 best holiday cottages in Britain 2017.
