The proposals related to an early 19th century traditional 2 storey mid terraced building located on Bonnygate within the heart of the Cupar Conservation Area and which forms part of a group of C(s) listed buildings. The condition of the outer dressed stonework on the façade was extremely poor with considerable loss of material and outward displacement of stonework. The building had suffered from a mixture of problems including failing inappropriate render and rainwater goods which had led to water ingress and decay. The existing timber sash and case windows were in a poor state of repair and the slate roof required some attention.
The initial proposals were to carry out extensive masonry maintenance works to the front façade as well as general maintenance to the windows and roof coverings in addition to the replacement of the defective rainwater gutter. Once work commenced and a thorough inspection was carried out, the roof and bowfronted dormers required significant repairs.
The repairs were partly funded through the Cupar Building Repair Grant Scheme managed by Fife Historic Buildings Trust (FHBT). MFA acted on behalf of all 3 owners of the building to obtain planning permission and listed building consent and assisted the clients through the grant process. This included liasing with the FHBT throughout, ensuring the works were carried out in line with the grant conditions.
