MFA was commissioned to design a 3 bedroom dwelling on a constrained infill site within an established residential cul-de-sac in Cupar. The challenge was to maximise the development potential of the modest plot whilst meeting plot ratio standards and protecting the amenity of neighbouring properties.
The surrounding area is characterised by semi-detached and terraced homes with room in the roof accommodation and courtyard parking. To respond to this context, the dwelling was designed with accommodation partly within the roof space, incorporating dormer windows to the front and rear elevations that complement the character of the existing streetscape.
The layout provides a bright, open plan kitchen, living and dining area, together with a ground floor bedroom and accessible bathroom, allowing the home to be occupied on a single level if required.
