MFA was appointed by a private client to design and obtain both planning permission and building warrant for a replacement 4 bedroom dwellinghouse within a sensitive historic location in North East Fife.
The building itself was required to be flexible in its function, providing the public rooms in an open plan form. It was determined from the outset that, like its immediate neighbours, the proposed replacement scheme would remain as a house within a garden rather than simply a development plot fronting a road whilst respecting the scale and massing of adjacent properties. Early engagement with Fife Council officers through the pre-application process served to confirm the viability of replacing the existing dwelling with a larger traditional or contemporary style dwelling.
The siting of the replacement dwelling was dictated by a number of mature trees both within and outwith the boundary and the associated root protection zones. The detailing, whilst contemporary in nature, was considered appropriate for new build development within a historic setting given that it was complementary in scale, material and location to the overall character and appearance of the Conservation Area and setting of the adjacent listed building.
