Private Dwelling - Kirkcaldy

MFA was commissioned to provide a full architectural service for the replacement of an existing dwelling within the prestigious Raith Estate, a well established residential development dating from the 1970s and characterised by a diverse range of house styles, forms and scales.

Situated on a generous plot with a mature south facing rear garden, the project presented an opportunity to create a contemporary home specifically tailored to the clients' long term needs while respecting the character of the surrounding neighbourhood.

The proposals involved the demolition of an ageing two storey detached house and separate double garage, replacing them with a carefully designed single storey dwelling that prioritised accessibility, comfort and modern living.  A key objective of the brief was to provide accommodation with space standards comparable to the clients' existing home whilst ensuring that all principal rooms could be accessed on one level, creating a practical and future proofed living environment.

The design adopts a simple and elegant architectural form, with a strong emphasis on natural light and the relationship between the house and its garden setting.  Living spaces were orientated to maximise sunlight throughout the day and to establish a direct connection with the south facing outdoor areas.  Large areas of glazing help bring daylight deep into the interior, creating bright and welcoming spaces that enhance the quality of everyday living.

Careful consideration was given to the external appearance of the dwelling to ensure that it sat comfortably within the established character of the Raith Estate.  A palette of materials, including facing brick and interlocking grey slate-effect roof tiles, was selected to reflect the architectural language of neighbouring properties while delivering a contemporary and refined aesthetic.  The result is a dwelling that feels both modern and familiar, integrating seamlessly within its surroundings.

Sustainability also played an important role in the design approach.  The house was constructed using a highly insulated timber frame system and incorporates renewable energy technologies to reduce operational energy demand and minimise its carbon footprint.  By combining robust building fabric performance with energy efficient systems, the dwelling provides a comfortable and environmentally responsible home that is economical to run.
