MFA was appointed by a private client to design and secure planning permission and building warrant approval for a replacement 4 bedroom dwelling within a sensitive and historically significant area of St Andrews. The project required a carefully considered design approach that balanced the client's aspiration for a contemporary family home with the need to respect the character of the surrounding Conservation Area and neighbouring listed buildings.
The brief sought a flexible and adaptable home centred around generous open plan living spaces. From the outset, it was important that the replacement dwelling retained the established character of the site as a house set within a mature garden, rather than appearing as a conventional roadside development. The scale, massing and positioning of the building were therefore carefully informed by the surrounding properties and landscape setting.
Early engagement with Fife Council through the pre-application process confirmed the principle of replacing the existing dwelling with a larger home and helped shape the evolution of the design. A number of mature trees, both within and adjacent to the site, played a significant role in determining the final siting of the building, with careful consideration given to root protection areas.
Whilst contemporary in its architectural expression, the completed design responds sensitively to its historic surroundings through its scale, proportions and carefully selected materials. The result is a high quality modern home that integrates successfully within its setting, enhancing the site while preserving the special character and appearance of the St Andrews Conservation Area.
